Clipper’s Jacob Bistricer files plans for 96-unit building in Flatbush, 4th large filing since March

On April 21, a permit application was filed for construction of a 96-unit, 62,612-square-foot residential building at 158 Lott Street in Flatbush, Brooklyn. Jacob Bistricer of Clipper Equity filed the plans.

PincusCo reached out to Clipper Equity but emails were not immediately returned.

Jacob Bistricer, using the name J Bistricer, has now filed four new building plans over the last couple of months calling for the construction of 876 dwelling units. On March 21, two permit applications were filed for the construction of a 299-unit, 181,502-square-foot mixed-use building at 2201 Beverly Road and a 130-unit, 94,654-square-foot mixed-use building at 2359 Bedford Avenue in Flatbush. Then, on March 22, a permit application was filed for construction of a 351-unit, 248,012-square-foot building at 119 East 22nd Street in Flatbush.

There have been 16 new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 55-foot-tall, five-story building and were filed with the New York City Department of Buildings under job number B00722009.

The development site spans two tax lots. The lot has a width of 236 feet.

The project is described in the filing as: in conjunction with NB application B00698118-I1 tax lot #53 – proposed five-story and cellar residential building, 96 dwelling units – one zoning lot with two tax lots.

Per the plans, the ground floor of the building will have 10 dwelling units. Floors two through four will each have 22 dwelling units per floor, while the fifth floor will have 20 dwelling units. The roof and cellar will both have recreation space. The building will also have parking for 58 cars.
