Plans filed for 78K sf office in Greenpoint

On July 13, Louis Handler filed a permit application for construction of a 78,842-square-foot office building at 1 Wythe Avenue in Greenpoint, Brooklyn. Shlomo Karpen owns the site, after purchasing it for $15.3 million on October 24, 2018.

The plans were disclosed last year, when Shlomo Karpen filed an application requesting a zoning special permit pursuant to section 74-962 and 74-963 and a zoning text amendment pursuant to ZR 74-96 to facilitate the building.

The new building plans call for the construction of a 97-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number B00772431.

The development spans three tax lots. The lot has a width of 658 feet.

The project is described in the filing as: proposed new seven-story and cellar commercial and industrial building. This project is approved by the NYC Commission in Compliance with ZR 74-96, special permit (C-210272).

Per the plans, the ground floor of the building will have a lobby and industrial space. The upper floors of the building will all be used for office space. The fourth floor will have a terrace.
