Pi Capital receives TCO for 142-unit ‘Elm West’ rental in Elmhurst
Pi Capital Partners, on June 16, was issued a temporary certificate of occupancy for construction of a 142-unit, 171,955-square-foot residential building at 51-35 Reeder Street in Elmhurst.
The plans, pre-filed on March 12, 2013, call for the construction of a 75-foot tall, 7-story, residential building. The TCO was filed for on July 1, 2019. The project is part of multi-phase master development in the neighborhood.
The project is described in the filings as: new 7 story mixed use building.
The ground floor of the building provides an ambulatory treatment health care facility, residential lobby, loading berth, community facility lobby, and room for a retail establishment. The second floor has a school for grades fifth through eighth, including those who need special education. The third floor has an additional ambulatory treatment health care facility, laundry room, lobby, and 30 apartment units. Floors four and five have 29 units each, the fourth floor also adds private terraces and an outdoor recreation area. Floors six and seven each have 27 units. Elm West also provides in-building parking for over 200 vehicles.
The property was acquired for $1.7 million on March 6, 2013.
On June 9, Pi Capital Partners filed plans for construction of a 142-unit, 112,681-square-foot residential building, known as Elm South, at 86-15 Queens Boulevard in Elmhurst.
