Phipps Houses files plans for three new developments in Far Rockaway
Phipps Houses, on May 8, filed three permit applications for construction of three buildings at 17-21 Redfern Avenue, 20-12 Mott Avenue, and 21-02 Mott Avenue in Far Rockaway.
The 17-21 Redfern Avenue application calls for construction of a 354-unit, 409,662-square-foot, 123-foot tall, 12-story, mixed-use building. The plans state the ground floor will have a children’s playroom, lobby, and 31 apartment units. The second floor will have 36 units, the third floor will have 53 units, the fourth floor will have 39 units, floors five and six will each have 36 units, the seventh floor will have 26 units, the eighth floor will have 25 units, floors 9 and 10 will have 20 units each, and floors 11 and 12 will have 16 units each.
The 20-12 Mott Avenue application calls for construction of a 55-unit, 68,871-square-foot, 98-foot tall, 10-story, mixed-use building. The plans show that there will be room for multiple retail spaces on the ground floor. Floors two through six will have seven units, and floors 7-10 will have five units.
The 21-02 Mott Avenue application calls for construction of a 129-unit, 155,398-square-foot, 150-foot tall, 15-story, mixed-use building. The ground floor will have a children’s playroom, lobby, exercise room, and community facility. The second floor will have 10 units, floors three through six will have 11 units each, floors seven and eight will have 12 units, floors 9-12 will have nine units, and floors 13-15 will have five units.
Marvel Architects is listed as the architect for all three projects.
