Philips International sells office condo in Financial District for $15M

The entity MZ Rector 1800 Owner LLC paid $15 million to Philips International through the entity 40 Rector Owner LLC for office condo (CC) unit 1800 at 30 Rector Street in Financial District, Manhattan.
The deal closed on November 23, 2021 and was recorded on December 22, 2021.
The property has 34,904 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $429 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Philips International was Michael Pilevsky. The signatory for MZ Rector 1800 Owner LLC was Zalman Goldman.

Of those 15 items, eight were loans above $5 million totaling $286 million. The most recent of the eight was Concord Hotels which borrowed $48.3 million from Varde Partners secured by the 70,918-square-foot, 192-unit hotel (H2) on 100 Greenwich Street on September 29, 2021.
