Permit for 40-unit mixed-use building in LIC

On May 7, a permit was issued for construction of a 40-unit, 34,376-square-foot residential building at 36-45 31st Street in Long Island City. Ellen Senisi filed the plans for the development.

Both foundation and new building permits were issued.

The property is owned by John Senisi’s Green Design Construct. The developer purchased the site for $6.3 million on February 1, 2019. Later that year, the developer signed a loan agreement with First Republic Bank valued at $11.8 million at the development.

The plans, pre-filed on August 29, 2019, call for the construction of a 75-foot tall, six-story mixed-use building.

The project is described in the filings as: new mixed-use six-story building with penthouse and cellar.

Per the plans, the ground floor of the building will have an office, lounge, lobby, and motion picture studio. Floors two through six will each have eight dwelling units per floor. The penthouse floor will have an exercise room and recreation space, while the roof will have additional recreation space. The cellar will have a sound studio and parking for 20 cars.

Green Design Construct is listed as the architect.

Demolition of a temporary commercial building on the property was completed earlier this year.

An estimated completion date has not been announced.
