Office roundup: Trinity, Chetrit, RXR finish $26.4M in Manhattan rehabs

Trinity Church’s Hudson Square Properties, the Chetrit Group, and RXR Realty formally wrapped up three significant office rehabilitations totaling $26.4 million on Thursday in Manhattan.

Hudson Square Properties, on September 10, completed a $15.7 million rehab of several floors of their office building at 345 Hudson Street in Soho. Hudson Square Properties is a joint venture of Trinity Church Wall Street and Norges Bank Investment Management. Hines is the operating partner of the portfolio, which is made up of 12 buildings and approximately 6 million rentable square feet.

The plans, pre-filed on March 14, 2019, call for a rehab of the cellar, roof, and floors one, four, 12, 14, and 15 of the 207-foot tall, 17-story 345 Hudson Street.

The project is described in the filings as: interior renovation and installation of partitions, ceilings and doors as shown on drawings. No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $15,678,016.

Gensler was the architect for the project.

In December of 2018, Google signed a lease for 180,000-square-feet of space in the office building.

Chetrit Group, on September 10, completed a $6.6 million tenant build-out of several floors leased by WeWork at 500 Seventh Avenue in the Garment District.

The ground below the 606,000-square-foot office and retail building is owned by Solil Management. Chetrit Group and the Moinian Group rent control of the building.

The plans, pre-filed on December 19, 2017 by Chetrit Group, call for a rehab of floors eight, nine, 12, 14, 17, and 18 of the 204-foot tall, 17-story, building.

The project is described in the filings as: interior renovation of office space for new tenant on floors 8, 9, 12, 14, 17, and 18 (WeWork). The initial cost as reported in the DOB filing for the work described in this permit application is $6,600,000.

WeWork signed a lease for 250,000-square-feet of the building in December of 2017.

Other notable tenants are Touro College, which leased two floors in 2014, and FedEx which leases part of the ground floor retail space.

RXR Realty, on September 10, completed a $4.1 million tenant build-out for Chaincode Labs at 450 Lexington Avenue in Grand Central.

The plans, pre-filed on November 26, 2018, call for a build-out of the 35th floor of the 556-foot tall, 38-story, building.

Chaincode Labs is a Bitcoin research and development center

The project is described in the filings as: minor demolition. installation of new partitions, doors, suspended ceilings, flooring and finishes on the 35th floor co/38th floor marketing as per plans (Chaincode Labs – office interior). No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $4,070,000.

Gensler is listed as the architect.

RXR bought control of the tower in 2012 from Dubai-based Istithmar World.
