Office rehab roundup: SL Green, Durst, Brookfield, Sabey
SL Green Realty, on September 22, filed a permit application for a $12 million build-out of three floors at One Vanderbilt, just one week after the building received its initial TCO. Greenberg Traurig signed a lease in 2018 for the three floors.
The plans call for work on floors 22 through 24 of the 1404-foot tall, 59-story, building.
The project is described in the filings as: interior renovations for office space build out on the 22nd, 23rd, and 24th floor(tenant/marketing floor 29, 30, 31). updates on interior layout, no change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $12,000,000.
SL Green spent $3.3 billion assembling the site and constructing the tower. Hines and the National Pension Service of Korea own minority stakes in the building.
Greenberg Traurig signed a 20-year lease for floors 29, 30 and 31 back in 2018.

Durst Organization, on September 22, filed a permit application for an $11 million rehab of multiple floors of a office building at 825 Third Avenue in Midtown East.
The plans call for a rehab of most of the floors of the 403-foot tall, 39-story, building.
The project is described in the filings as: removal and installation of interior non-bearing partitions and related finishes as per plans filed herewith. No change in use, egress or occupancy. The tenants of the 539,000-square-foot building include Fox Horan & Camerini, Focus Financial Partners, and Madison Realty, among others.

Brookfield Properties, on September 22, filed a permit application for a $5.2 million build-out of several floors at 330 Jay Street in Brooklyn.
The plans call for a build-out of floors one and 26 through 28 renovation of the 473-foot tall, 32-story, building.
The project is described in the filings as: acs – general construction inclusive of installation of interior partitions for office space build-out floors 1 and 26-28 as per plans filed herewith. No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $5,182,700.
Ms. Foundation for Women currently leases the 26th floor of the building.

The next day, Brookfield Properties filed a permit application for a $4.2 million rehab at 1100 Avenue of the Americas in Midtown.
The plans call for a rehab at the 150-foot tall, 15-story, building.
The project is described in the filings as: removal and installation of interior nonbearing partitions as per plans filed herewith. No change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $4,207,161.
In 2019 Brookfield began a glass recladding project at the building.

Sabey, on September 23, was given a permit for a $4.9 million rehab of three floors at the Verizon Building at 375 Pearl Street in City Hall.
The plans, pre-filed on February 4, call for a rehab of floors 15 through 17 of the 522-foot tall, 32-story, building.
The project is described in the filings as: removal and installation of interior non bearing partitions and related finishes as per plans filed herewith.
