NYC receives TCO for 31K sf Staten Island school, finishes $2.5M of rehabs in Bronx, Harlem
The New York City School Construction Authority, on August 10, was issued a temporary certificate of occupancy following construction of a 31,673-square-foot school building at 15 A Fairfield Street in Staten Island.
The plans, pre-filed on September 19, 2017, call for the construction of a 52-foot tall, three-story school building. The time from pre-file to TCO was two years and 11 months.
The project is described in the filings as: H.S. 89 R – herewith filing three-story new school building.
The ground floor of the school has a lobby, classrooms, offices, storage, and a cafeteria, per the plans filed. The second floor has classrooms, office space, a staff lounge, and storage, while the third floor has classrooms, office space, and additional storage.
The architect was LHP Architects, PLLC.

On the same day, the city’s SCA finished two rehabs, totaling $2.5 million in the Bronx and Central Harlem.
The first plans, pre-filed September 30, 2016, call for a rehab of the roof of the 120-foot tall, 14-story, school building at 212 West 129th Street in Central Harlem.
The project is described in the filings as: replace existing roofing , railing, bulkhead doors, windows and minor brick works. No change in use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $1,058,145.

The other rehab plans, pre-filed on April 14, 2008, call for a rehab of the 49-foot tall, 3-story, building at 2750 Throop Avenue in Laconia, in the Bronx.
The project is described in the filings as: PS121 replacement of entire fire detection and alarm system w/in new fully supervised, microprocessor-based multi-processing system w/addressable point transmitters and addressable devices in accordance w/es-17 of the NYC building code as follows: fire detection system and alarm system shall be master coded system w/ individually addressable devices, the master evacuation code shall be four rounds. The initial cost as reported in the DOB filing for the work described in this permit application is $1,368,000.
