$13M multi-floor rehab filed at HNA Group’s 245 Park Ave.

The brokerage and building management firm Newmark, on May 23, filed plans for a $13 million rehab of two floors of office space at 245 Park Avenue in Grand Central, Manhattan. The building is owned by the Chinese conglomerate HNA Group.

Last year, HNA Group placed the property in bankruptcy and attempted to pin the blame on SL Green Realty, the property manager at the time. HNA alleged that SL Green had been responsible for finding a replacement in the building for the MLB, a former tenant, but failed at doing so intentionally in an attempt to foreclose on the property and take it over for itself. Just this week, a judge ruled in favor of SL Green, deciding that HNA Group owed them about $185 million from the dispute.

Despite the litigation, over the previous 12 months, there have been 26 alteration plans at the building. The plans called for a total of $29.7 million of work. These plans were the most expensive filed during that span.

The plans call for work on floors 19 and 20 of the 610-foot-tall, 45-story building and were filed with the New York City Department of Buildings under job number M00724079.

The project is described in the filing as: Interior renovation to existing office space. No change of use, occupancy, or egress proposed.
