Naftali Group files plans for 55-unit building in Lenox Hill, site purchased for $72.6M

Miki Naftali’s Naftali Group, on August 24, filed a permit application for construction of a 475-foot-tall residential and commercial building with 170,481 zoning square feet at 255 East 77th Street in Lenox Hill, Manhattan. Michael Witek, executive vice president of construction, filed the plans. The development parcel has an alternate address of 1481 Second Avenue.
The plans were filed with the New York City Department of Buildings under job number M00798756. On the ground floor, the building will include 3,626 square feet of retail as well as a lobby, lounge and a mail room. Floors two through five will each have four apartments, floors six and seven will have three apartments and floors eight and nine will have two. The tenth floor will have three apartments. The 15th floor will have a pool, treatment room and sauna. The 16th floor will have a gym and yoga studio. Floors 17 to 25 will have two apartments each, and floors 26 to 32 will each have one unit. The roof will have amenity space. The building will have 33 enclosed parking spaces.
The project is described in the filing as: to erect new multi-story, multifamily mixed-use building.
The architect listed is Hill West Architects.
Naftali acquired the site in two transactions for a total of $72.6 million on December 3, 2021. The Commercial Observer first reported on the sale, and at that time indicated the total square footage available including affordable housing would be about 180,000 square feet.
The developer filed in March 2022 to demolish the four buildings that occupy the development site, which is 127 feet on Second Avenue and has a depth of about 100 feet. The applications were permitted in July.
