Naftali Group files plans for 154K sf mixed-use building, first NB in UWS in 12 months

Naftali Group, on May 12, filed a permit application for construction of a 45-unit, 154,598-square-foot mixed-use building at 211 West 84th Street in the Upper West Side, Manhattan. Michael Witek, executive vice president of construction at Naftali Group, filed the plans.

These are the first new building plans filed in the Upper West Side neighborhood of Manhattan in 12 months.

The developer purchased the site for $70.2 million from Jeffrey Elghanayan in June of 2021.

The plans call for the construction of a 209-foot-tall, 18-story building and were filed with the New York City Department of Buildings under job number M00728230.

These development site spans one tax lot. The lot has a width of 80 feet.

The project is described in the filing as: to erect new multi-story, multi-family, mixed-use building.

Per the plans, the ground floor of the building will have a lobby, retail space, a lounge, gallery, library, recreation space, and the lower parts of two dwelling units. The second floor will have two dwelling units. The third floor will have the upper part of two dwelling units, along with an additional four dwelling units. The fourth floor will have six dwelling units, the fifth floor will have five dwelling units, the sixth floor will have six dwelling units, the seventh floor will have four dwelling units, floors eight through 12 will each have two dwelling units per floor, floors 13 through 16 will each have one dwelling unit per floor, and floors 17 and 18 will each have halves of two duplex units. The 19th floor will have a terrace. The cellar will have retail space, a basketball court, a fitness room, a yoga room, a bowling alley, recreation space, and parking space.
