Moinian Group receives TCO following $28M rehab and conversion at 2 Washington Street in FiDi
The Moinian Group, on July 24, was issued a temporary certificate of occupancy for a $28 million project to convert an office building to a hotel and residential building at 2 Washington Street, referred to as Two Washington Street, in the Financial District.
The plans, pre-filed on May 4, 2017, call for office space to be converted to hotel rooms and residential units in the portion of the building known as Wing B. The plans were permitted in June of 2018. The time from pre-file to TCO was three years and two months.
The project is described in the filings as: general construction associated with conversion of a portion of Wing B of the existing building to residential use. The initial cost as reported in the DOB filing for the work described in this permit application is $28 million.
A residential lobby was added to the ground floor of the building, per the plans. Office space on the third floor was converted to 16 hotel rooms and three apartments. Office space on floors four through seven was converted to add five apartments and 24 hotel rooms to each floor. Office space on floors 8 through 14 was converted to make space for five apartments and 22 hotel rooms on each floor. Office space on the 15th floor was converted to add one apartment and 20 hotel rooms. Office and other uses remained on several floors of Wing B.
There are 59 apartments, and 345 hotel units, in the rehabilitated Wing B, according to the Schedule A.
AKM Architects was responsible for the architecture while CetraRuddy handled the interior design.
Nyack College owns part of the 1970s-era building, making it unclear whether the “hotel” rooms will be used as dorm rooms for the school or as an actual hotel. Some reports claimed they were just “Hotel-style” apartments.
In December of 2018, Square Mile Capital provided Moinian with $131.5 million in financing for the project.
