Mixed-use building in Lenox Hill sells for $6.5M
Azadeh Beheshtian and Shahriyar Rahmati paid $6.5 million to Dairi Higashi for the mixed-use building (S1) at 115 East 64th Street in Lenox Hill, Manhattan.
The deal closed on June 17, 2021 and was recorded on July 6, 2021.
The property has 5,492 square feet of built space and 2,530 square feet of additional air rights for a total buildable of 8,032 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,177 and the price per buildable square foot is $805 per the PincusCo analysis.
The signatory for Dairi Higashi was Dairi Higashi . The signatory for Azadeh Beheshtian and Shahriyar Rahmati was Azadeh Beheshtian and Shahriyar Rahmati.
Within a 400-foot radius of 115 East 64th Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, two were for major renovation including a certificate of occupancy change. They were two permits with a total initial cost of $643,425. The most recent of these two items was the permit on May 18, 2021 for a 133,262-square-foot R-2 building with 62 residential units at 136 E 64th Street.
Of those four items, two were sales above $5 million totaling $15.5 million. The most recent of the two was Jeffrey Cheng which bought the 7,637-square-foot, eight-unit mixed-use building (S9) on 824 Lexington Avenue for $5.8 million from Marvin Pocker LLC on December 7, 2020.
