Hua Mei Lin pays $10M for two properties in Woodside

Hua Mei Lin through the entity Weng’s Family Realty LLC paid $10 million to Michael Affronti through the entity C. A & J Realty Holding Corp. for a five-unit mixed-use building (K4) at 61-19 Roosevelt Avenue in Woodside, Queens and retail building (K1) at 61-17 Roosevelt Avenue in Woodside, Queens.
The deal closed on June 2, 2021 and was recorded on July 6, 2021.
The two properties have 16,291 square feet of built space and 19,232 square feet of additional air rights for a total buildable of 35,468 square feet according to PincusCo analysis of city data. The sale price per built square foot is $613 and the price per buildable square foot is $281 per the PincusCo analysis.
The signatory for Michael Affronti was Michael Affronti. The signatory for Hua Mei Lin was Hua Mei Lin.
Over the past five years, there have been 4 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 4 renovation/alteration projects (A2) applied for with a total estimated value of $98,000.
