Minskoff pays $8.7M to Gary Spindler for remaining TIC interest in 17 Jane condo parcel

Edward J. Minskoff Equities through the entity JCM Jane Street Associates LLC paid Gary Spindler of Park-It Management’s Trinity Parking Interest LLC $8.7 million for a 25 percent tenant-in-common interest in 17 Jane Street in the West Village. The deal closed on May 5, 2020, and was recorded on May 18, 2020. The transaction consists of  a portion of one parcel, including the tax class multifamily, semi-fireproof (without stores) (D1) and containing 11 residential units.

Spindler sold a 25 percent tenant-in-common interest in the parcel to Minskoff. The last time the property sold was November 14, 2014, when Minskoff bought 75 percent of the TIC interest in the property from the Wolk family and Sydell Yager, for $26,000,000. Minskoff was given a TCO for the $96 million condo project this month.

Over the past five years, there have been 5 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $16,000,000. Those filings sought to increase the number of residential units by 7 to 7 There were 4 renovation/alteration projects (A2) applied for with a total estimated value of $1,460,000.
