Minamoto Kitchoan files $4M plans to convert Plaza District TGI Fridays to office, retail
Masaaki Hatano through Minamoto Kitchoan, on February 28, filed plans for a $4 million project to convert a restaurant to an office building with retail space at 604 Fifth Avenue in the Plaza District, Manhattan.
The developer purchased the site for $45 million on April 8, 2021.
The plans call for the increase in size of the building from a 65-foot tall, six-story restaurant to an 81-foot tall, six-story commercial building. This was filed with the New York City Department of Buildings under job number M00645367.
The project is described in the filing as: filing to convert building to mix of retail and office use, as well as erection of new non-structural & structural partitions, reflective ceilings, elevators, staircase, toilets and facade as per the submitted plans.
Per the plans, the ground floor of the building will be converted from restaurant space to retail. Restaurant space on floors two through four will be converted to office space. Existing office space on floors five and six will remain. Kitchen space in the cellar will be converted to retail storage.
