Midwood Investment & Development files plans for 270-unit mixed-use building in Gowanus

Midwood Investment & Development, on December 1, filed a permit application for construction of a 270-unit, 241,789-square-foot mixed-use building at 192 Douglass Street in Gowanus, Brooklyn. John Usdan, CEO of the firm, filed the plans.

The plans call for the construction of the fourth most dwelling units in the neighborhood this year. The plans, which are part of a flood of new development plans filed in the neighborhood over the last couple of months, come after a massive rezoning plan for Gowanus recently passed City Council. The rezoning allows the construction of mixed-use development in the area, which was previously primarily zoned for manufacturing.

According to its website, Midwood Investment & Development is an investment, development and management platform based in Midtown that owns over 130 properties across the United States, and has several million square feet in its development pipeline.

The plans call for the construction of a 225-foot-tall, 22-story building and were filed with the New York City Department of Buildings under job number B00621504. The development site spans three tax lots.

The project is described in the filing as: construction of 22-story mixed-use new building.

Per the plans, the ground floor of the building will have multiple retail spaces, a lobby, and a lounge. the second floor will have amenity spaces and an office. The third floor will have a terrace and 36 dwelling units. the fourth floor will have 27 dwelling units and a terrace. The fifth floor will have 27 dwelling units, floors six and seven will each have 20 dwelling units. The eighth floor will have 11 dwelling units. The ninth floor will have 10 dwelling units a lounge and terrace. Floors 10 through 17 will each have 22 dwelling units per floor. The 18th floor will have five dwelling units aa terrace and lounge. Floors 19 through 21 will each have six dwelling units per floor. The 22nd floor will have a terrace.
