Melkonian Capital acquires commercial co-op $7.9M for office in Hudson Yards, 3rd in building
Melkonian Capital Management through the entity Venmel 3 LLC acquired an interest from William C. Smith through the entity Pumpkinomcpi LLC valued at $7.9 million for the commercial cooperative at 450 West 31st Street in Hudson Yards, Manhattan. This is at least the third floor the buyer has acquired in the building since 2018.
The deal closed on September 28, 2022 and was recorded on October 4, 2022.
The signatory for William C. Smith was William C. Smith. The signatory for Melkonian Capital Management was Ryan Melkonian. Melkonian bought the 12th floor for $9.5 million in 2018, the eighth floor for $8.6 million in 2021.
Development
On the lot, there is one active major alteration construction project for a 110,944 square-foot B building. The project was developed by Ryan Melkonian with plans filed December 9, 2021 and it has not been permitted yet.
The neighborhood
In Hudson Yards, the majority, or 83 percent of the 41.1 million square feet of commercial built space are office buildings, with elevator buildings next occupying 9 percent of the space. In sales, Hudson Yards has 3.4 times the average sales volume among other neighborhoods with $1.2 billion in sales volume in the last two years and is the 12th highest in Manhattan. For development, Hudson Yards has 1.2 times the average amount of major developments relative to other neighborhoods and is the 22nd highest in Manhattan. It had 1.1 million square feet of commercial and multi-family construction under development in the last two years, which represents 3 percent of the neighborhood’s built space.
The block
On this tax block, PincusCo has identified the owners of three of the eight commercial properties representing 441,181 square feet of the 487,637 square feet. The largest owner is Fashion Institute of Technology, followed by Venmel 8, LLC and then Mordechai Lipkis.
On the tax block, there were two new building construction projects totaling 95,327 square feet. The largest is a 220-unit, 95,326-square-foot R-1 building developed by Mordy Lipkis with plans filed March 20, 2014 and permitted November 9, 2021. The second largest is a zero-unit, one-square-foot U building developed by Henry Caso with plans filed June 29, 2021 and permitted April 12, 2022.
