Goldmont Realty pays $7.9M to RJ Equities for residential elevator in Fordham Manor
Goldmont Realty through the entity Devoewebb II LLC paid $7.9 million to RJ Equities through the entity Aaron Partners LLC for 72-unit residential elevator building (D1) at 2483 Devoe Terrace in Fordham Manor, Bronx.
The deal closed on September 23, 2022 and was recorded on October 4, 2022. The property has 75,000 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $105 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on April 24, 2014, for $6.3 million. The signatory for RJ Equities was Joshua Damesek. The signatory for Goldmont Realty was Leon Goldberg.
Prior sales and revenue
Prior to this transaction, Pincusco has records that the buyer Goldmont Realty purchased two properties in two transactions for a total of $6.3 million and sold 30 properties in one transactions for a total of $12.9 million over the past 24 months.

The property
The 2483 Devoe Terrace parcel has frontage of 93 feet and is 154 feet deep with a total lot size of 14,310 square feet. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $3 million.

There were no lawsuits or bankruptcies filed against the property since September of 2020. In addition, according to city public data, the property has received 42 housing violations and $600 in OATH penalties in the last year.

(Market value is typically about 50% of actual value.) The portfolio has $7.5 million in debt, borrowed from Valley National Bank. Within the portfolio, the bulk, or 83 percent of the 1,591,883 square feet of built space are elevator properties, with walkup properties next occupying 16 percent of the space. The bulk, or 69 percent of the built space, is in Brooklyn, with Manhattan next at 31 percent of the space.
