Long Guang Lin files plans for 59-unit resi building in University Heights

Long Guang Lin through the company KBH Realty NYC LLC, on November 6, filed a permit application for construction of a 59-unit, 37,520-square-foot residential building at 2528 Grand Avenue in University Heights, the Bronx.

This is the third time this year the developer has filed new building plans for the property. The first two plans were pre-filed in August, and both have been withdrawn.

The new plans call for the construction of a 75-foot tall, eight-story residential building.

The project is described in the filings as: new eight-story plus cellar apartment building.

Per the plans, the building will have a community room in the cellar. The ground floor will have two market rate dwelling units and one affordable unit, the second floor will have four market rate units and four affordable units, floors three through six will each have three market rate units and five affordable units per floor, while floors seven and eight will each have seven market rate units and one affordable unit. The building will also have a recreation space on the roof and six parking spaces.

Angelo Ng & Anthony NG Architects is listed as the architect.

The two-story building that previously occupied the property was demolished in July.

An estimated completion date has not been announced.
