L+M, National Black Theater file plans for 222-unit mixed-use building in Central Harlem
L+M Development Partners and the National Black Theater, on June 22, filed a permit application for construction of a 222-unit, 203,519-square-foot mixed-use building at 2033 5th Avenue in Central Harlem of Manhattan. Lisa Gomez, Chief Operating Officer and Partner at L+M, filed the plans.
Last year L+M Development signed a $32 million development agreement with National Black Theater at the site. According to a PincusCo report at the time, they also signed a co-development agreement with the National Black Theather Workshop with signatory Sade Lythcott, CEO, and also signed a 15-year lease that includes three options to extend the lease by five years for each extension.
The plans call for the construction of a 259-foot tall, 23-story building, and were filed with the New York City Department of Buildings under number M00537657.
The project is described in the filing as: new 23-story building.
According to the plans, the ground floor of the building will have an eating and drinking establishment and retail space. The second floor will have a banquet and business space. The third floor will have a theater. The fourth floor will have business space. The fifth floor will have business space and five dwelling units. Floors six through eight will each have 16 dwelling units per floor, floors nine through 16 will each have 14 dwelling units per floor, and floors 17 through 21 will each have 13 dwelling units per floor.
According to a 2019 report from City Realty, floors two through four will be entirely dedicated to the National Black Theater.
