Lendlease files plans for 477-unit mixed-use building in Greenpoint, part of 800-unit plan

Lendlease, on June 22, filed a permit application for construction of a 477-unit, 437,596-square-foot mixed-use building at 1 Java Street in Greenpoint, Brooklyn. Isaac Henderson, development director at Lendlease, filed the plans.

The developer first released plans for the project with partner Aware Super back in 2018. At the time, the project was estimated to have a value of $718 million.

Lendlease then released more detailed plans in April to transform the full city block site into a mixed-use development, including approximately 800 residential rental units, with 30 percent of the apartments designated as affordable housing under the Affordable New York Housing Program.

The entire site is 2.6 acres.

The plans call for the construction of a 145-foot tall, 14-story building, and were filed with the New York City Department of Buildings under number B00539478. The development site spans one tax lot.

The project is described in the filing as: erect 14-story residential and retail new building.

According to the plan, the ground floor of the building will have parking for 285 cars, the lower levels of 13 duplex dwelling units, and retail space. The second floor will have amenity space, office space, an exercise room, outdoor terrace, and the upper levels of 13 duplex dwelling units. The third floor will have amenity space, a recreational terrace, and 69 dwelling units. Floors four and five will each have 84 dwelling units per floor, the sixth floor will have 79 dwelling units, floors seven and eight will each have 31 dwelling units per floor, floors nine and 10 will each have 21 dwelling units per floor, and floors 11 through 14 will each have 11 dwelling units per floor. The cellar will have a residential lobby.

Marvel Architects is listed as the architect.

The property was acquired with two other properties for $110.8 million on October 7, 2020.
