L+M files plans for 109-unit resi building in Brownsville, most units planned in nabe this year
L+M Development Partners, on November 9, filed a permit application for construction of a 109-unit, 86,340-square-foot building at 305 Chester Street in Brownsville, Brooklyn. David Dishy, president of development at L+M Development, filed the plans.
The plans are one of 21 new building plans filed in Brownsville so far this year. The plans call for the construction of the most dwelling units of any of the plans.
These are at least the third new building plans the developer has filed in the neighborhood so far this year. On August 5, L+M filed two permit applications for construction of an 88-unit, 73,784-square-foot residential building at 380 Chester Street and an 84-unit, 81,603-square-foot residential building at 763 Thomas South Boyland Street, both Brownsville.
Other plans from the developer this year include a permit application for construction of a 437-unit, 386,362-square-foot mixed-use building at 888 Fountain Avenue in East New York, Brooklyn, and plans for a 194-unit, 175,966-square-foot mixed-use building at 405 West 206th Street in Inwood, Manhattan.
The plans call for the construction of an 84-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number B00568816. The development site spans one tax lot.

The project is described in the filing as: Affordable Housing. A new eight-story building.
Per the plans, the ground floor of the building will have a residential lobby, social service offices, three dwelling units, an exercise room, and recreation space. Floors two and three will each have 18 dwelling units per floor, floors four and five will each have five dwelling units per floor, floors six and seven will each have 13 dwelling units per floor, while the eighth floor will have six dwelling units. The building will also have recreation space and 19 parking spaces outside.
The architect listed is Saky Yakas.
According to the plans the estimated job cost is $43,413,707.
