L3 Capital files plans for 18-unit mixed-use building in Williamsburg
L3 Capital, on November 30, filed a permit application for construction of a 18-unit, 26,936-square-foot mixed-use building at 133 Kent Avenue in Williamsburg, Brooklyn. Domenic Lanni, co-founder and managing principal at L3 Capital, filed the plans.
In late 2019, the developer paid ASB Real Estate Investments and L3 Capital’s Williamsburg Portfolio V, LLC $148 million for 17 parcels including 133 Kent Avenue, 131 Kent Avenue, 51 North 6th Street, 129 Kent Avenue.
The developer has been highly active in the neighborhood recently. Late last year, L3 Capital paid RedSky Capital $145 million for 14 parcels in Williamsburg.
In August, the developer filed a permit application for construction of a 16,750-square-foot retail building at 184 Bedford Avenue, one of the parcels acquired from RedSky. One month earlier, plans were filed for a 7,496-square-foot retail building at 204 Bedford Avenue.
These plans call for the construction of a 56-foot-tall, five-story building and were filed with the New York City Department of Buildings under job number B00624212. The development site spans four tax lots.
The project is described in the filing as: This new building project proposes to construct a predominantly residential apartment building with ground floor commercial space facing the 50th st. commercial corridor.
Per the plans, the ground floor of the building will have a residential lobby and retail space, and two parking spaces. The second floor will have storage and parking for 21 cars. The third floor will have six dwelling units, the fourth floor will have seven dwelling units, and the fifth floor will have five dwelling units.
