Kit Hong Lai pays $2.5M to QN Realty for mixed-use building in Clinton Hill
Kit Hong Lai through the entity 2007 Jjnyc Realty LLC paid $2.5 million to QN Realty through the entity Sashley Realty LLC for two-unit mixed-use building (S2) at 466 Myrtle Avenue in Clinton Hill, Brooklyn.
The deal closed on June 15, 2021 and was recorded on July 2, 2021.
The property has 2,400 square feet of built space and 3,561 square feet of additional air rights for a total buildable of 5,960 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,025 and the price per buildable square foot is $412 per the PincusCo analysis.
The owner bought the property on 5-May-16, for $2.5 million.
The signatory for QN Realty was Roy Kirsh. The signatory for Kit Hong Lai was Kit Hong Lai.
Roy Kirsh is vice president and principal of QN Realty.
The former owners according to the Department of Housing Preservation and Development includes Roy Kirsh, head officer and Fidel Rodriguez, site manager. The business entity is Sashley Realty Llc.
Within a 400-foot radius of 466 Myrtle Avenue, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, one was in new building development. It was a new building permit application filed on May 9, 2020 for a 18,964-square-foot R-2 building with 21 residential units residential units at 493 Myrtle Avenue.
One of those two items was a loan which Madison Realty Capital borrowed $85 million from Citigroup secured by one condo unit in the 80,743-square-foot, 97-unit mixed-use building (RM) on 490 Myrtle Avenue and two other properties on January 10, 2020.
