Kings Capital files plans for 108 apartments in vacant FiDi tower
61 Gold Street aka 69 Gold Street (Credit - Cyclomedia)
Kings Capital submitted a major alteration application for the conversion of the 17-story, 72,269-square-foot residential (RES) building at 61 Gold Street in Financial District, Manhattan into an R-2 apartment building of the same size, but with 108 residential units and retail on the ground floor. The building currently has 90 residential units and two commercial spaces.
The plan was filed on June 5, 2026. It calls for a renovation of the 155-foot-tall, seventeen-story building and was filed with the New York City Department of Buildings under job number M01381413. The project is described in the filing as: to convert building from nursing to (community facility residential) as shown on plan. The applicant is the Registered Architect Ralph Kowalcyzk of Issac & Stern Architects, P.C. Thomas Giannopoulos of Kings Capital submitted the plans.
The plans call for 1,536 square feet of retail on the ground floor, seven apartments each on floors two to 16, and three apartments on the 17th floor.
The most recent property records, recorded in 2016, identify NewYork-Presbyterian Hospital‘s Royal Charter Properties as the owner, using the address 69 Gold Street. The property has been vacant since at least 2020, with exits blocked by security fencing for several years, a review of Cyclomedia images shows.
NewYork-Presbyterian filed plans, 122514341, in 2015 to renovate the building from top to bottom, but the job was never completed.
Kings Capital and NewYork-Presbyterian Hospital did not immediately respond to requests for comment.

Of those four items, three were for major renovation including a certificate of occupancy change. They were two permit applications with a total initial cost of $8.6 million and one permit with a total initial cost of $3.9 million. The most recent of these three items was the filing on May 21, 2026 for a 463,679-square-foot business (COM) building with 28 residential units at 150 William Street.
Of those four items, one was a sale. Jack Ancona , Steven J. Ancona , and Emilio Rivera Torres bought the 40,564-square-foot, 51-unit office building (O6) on 64 Fulton Street for $10.5 million from William Hocking , Gloria Dattoma , Sanford Lowentheil , and Matthew Seiden on March 6, 2025.
