Ken Rosenblum’s Standard Realty files plans for 38K sf office building on Union Square

Kenneth Rosenblum of Standard Realty Associates, on April 27, filed a permit application for construction of a 38,263-square-foot office building at 31 East 17th Street on the north side of Union Square in Flatiron.
The plans call for the construction of a 168-foot tall, 11-story office building.
The project is described in the filings as: filing to erect an 11-story mixed commercial and community facility new building.
The plans show that there will be retail space on floors one and two, while floors three through 11 will be used for offices. The eighth floor will also have a recreational terrace.
No demolition plans have been filed, however, according to the city’s GIS map there is currently a 10,166-square-feet, 2-story commercial and office building with 2-units. The building was constructed in 1938.
BKSK Architects, LLP is listed as the architect for the proposed building.
Kenneth and his mother Bernice Rosenblum bought the building December 13, 2000 for $5.1 million. The New York Post reported that Kenneth filed a legal action in 2015 against his mother, she was 96 at the time. The firm owned 13 properties as of 2015, according to the article.
