Joseph Safdie refiles plans for enlargement of two-story building to 26 units in Tremont

Joseph Safdie, on June 2, filed plans for a project to enlarge a two-unit building to a 26-unit building at 1670 Townsend Avenue in Tremont, Bronx. The developer filed similar plans in May of last year.

PincusCo reported last week on the building redevelopment trend, identifying 38 project that filed building expansion plans that proposed more than 600 new residential units in total.

The plans call for the increase in size of the building from a 28-foot tall, three-story building with two dwelling units to a 52-foot tall, four-story building with 26 dwelling units. This was filed with the New York City Department of Buildings under job number X00747750.

The project is described in the filing as: proposing horizontal and vertical enlargement to existing two-story and cellar building.

According to the plans, the ground floor of the building will go from one dwelling unit to four dwelling units, while the second floor will go from one dwelling unit to seven dwelling units. The newly constructed third and fourth floors will each have seven dwelling units and the fourth floor penthouse will have one dwelling unit.

The property was acquired for $890,000 on February 17, 2022.
