Joseph Brunner’s Bruman Realty receives TCO for 100-key hotel conversion in Brownsville

Joseph Brunner’s Bruman Realty, on June 3, was issued a temporary certificate of occupancy for a $3.1 million conversion of a manufacturing building to a 100-unit hotel building at 445 Blake Avenue in Brownsville.

The plans, pre-filed July 28, 2015, called for no change in size but a change in use of the 61-foot-tall, six-story, building.

The project is described in the filings as: proposed renovation of existing five-story and basement manufacturing building to convert to hotel as per plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $3,112,000.

The basement and ground floor of the building were converted from manufacturing space to 13 hotel rooms and 15 hotel rooms respectively. Floors two through five, which were all previously used for manufacturing space, are now each occupied by 18 hotel rooms.

The property was acquired for $5.1 million on February 19, 2015.
