Joel Werczberger files plans for 113-unit mixed-use building, most units in Dyker Heights since 2018

Joel Werczberger, on June 13, filed a permit application for construction of a 113-unit, 76,754-square-foot mixed-use building at 6128 8th Avenue in
Dyker Heights, Brooklyn.

These are the fifth new building plans planned in the neighborhood in the previous 12 months. Per an analysis of plans by PincusCo, these plans call for the construction of the most dwelling units in the neighborhood since August of 2018.

The plans call for the construction of a 255-foot-tall, 21-story building and were filed with the New York City Department of Buildings under job number B00754062.

The development site spans one tax lot. The lot has a width of 115 feet.

The project is described in the filing as: proposed new mixed-use development.

Per the plans, the ground floor of the building will have a residential lobby. The second floor will have 11 dwelling units. Floors three through 10 will each have 12 dwelling units per floor, and the 11th floor will have six dwelling units with private terraces. The roof will have a public terrace. The cellar will have a gym.

The architect listed is Nd Architecture & Design PC.

The project has an estimated cost of $63,000,000.

The property was acquired for $11.5 million on November 18, 2021.
