Joel Landau files plans for 79-unit mixed-use building at Morrisania site owned by Eli Karps’ Happy Living
Joel Landau, on November 9, filed a permit application for construction of a 79-unit, 53,961-square-foot mixed-use building at 1010 Washington Avenue in Morrisania, Bronx.
According to city records, Eli Karp’s Hello Living purchased the site in April 2019 and borrowed $10.5 million. It is unclear how Landau is involved in the development, and the developer did not respond to a request for comment. The lender on the $10.5 million, which originally matured in November 2019, sued Karp in February 2020, and the case remains active in Bronx Supreme Court.
The plans call for the construction of the second most dwelling units in the neighborhood so far this year. In total, 11 new building plans have been filed in Morrisanis this year.
The plans call for the construction of a 110-foot-tall, 11-story building and were filed with the New York City Department of Buildings under job number X00619862. The development site spans one tax lot.
The project is described in the filing as: Proposed 11-story mixed-use building.
Per the plans, the ground floor of the building will have retail space and a garage. Floors two and three will have community, exhibition, and lecture hall space. The fourth floor will have 13 dwelling units, floors five and six will each have 12 dwelling units, floors seven through nine will each have nine dwelling units per floor, the 10th floor will have eight dwelling units, and the 11th floor will have seven dwelling units. The roof will have recreation space.
The architect listed is Kao Hwa Lee Architects Pc.
The estimated job cost is $6,416,925.
The property was acquired with five other properties for $1,000,000 on April 17, 2019.
