JJ Operating files plans for 190-unit resi building in Chelsea

The Jemal family’s JJ Operating, on July 8, filed a permit application for construction of a 190-unit, 132,694-square-foot residential building at 278 8th Avenue in Chelsea, Manhattan. William Jemal filed the plans.

Demolition plans were filed in April for a a two-story, 40,000-square-foot commercial building at the site. Yimby reported renderings of the new development, curtesy of the developer, at the time.

The plans call for the construction of a 173-foot-tall, 14-story building and were filed with the New York City Department of Buildings under job number M00499952. The development site spans one tax lot.

The project is described in the filing as: affordable housing – consult on 11/13/20. New 14-story building.

According to the plans, the ground floor of the building will have multiple retail spaces. The second floor will have seven dwelling units, floors three and four will each have 18 dwelling units, floors five through 10 will each have 19 dwelling units per floor, floors 11 through 13 will each have eight dwelling units per floor, while the 14th floor will have nine dwelling units.

The architect listed is Fxfowle Architects, LLP.

The property was acquired for $107.2 million on August 8, 2017. The family-led firm purchased the property from the John Q Aymar Corporation, a company affiliated with Midboro Management, according to a report from The Real Deal at the time. Signature Bank provided a $34 million loan to help facilitate the purchase.

Recent activity in the neighborhood includes Anbau’s plans for construction of a 32-unit, 46,809-square-foot residential building at 428 West 19th Street.
