Jin Ming Real Estate plans $1.7M project to convert industrial to 44-unit mixed-use building in Flushing
Jin Ping Xu of Jin Ming Real Estate Corp, on August 24, filed a permit application for a $1.7 million project to convert a nine-year-old industrial building to a 44-unit mixed-use building at 131-01 Fowler Avenue in Flushing.
The plans call for an increase in size from a 48-foot tall, three-story building to an 84-foot tall, six-story building. The existing building was completed in 2011.
The project is described in the filings as: vertical extension to the existing three-story building to six-story mixed-use of commercial and residential building. New certificate of occupancy is needed. The initial cost as reported in the DOB filing for the work described in this permit application is $1,655,800.
The ground floor will be converted to a residential lobby and retail space, according to the plans. The warehouse space on floors two and three will be converted to residential space, with nine dwelling units on each floor. The newly constructed floors four and five will also each have nine dwelling units, while the newly constructed sixth floor will have eight dwelling units. The roof will add recreation space.
