JCS Realty permitted for 151-unit mixed-use building in Mott Haven
JCS Realty, on June 11, was given a permit for construction of a 151-unit, 134,589-square-foot mixed-use building at 322 Grand Concourse in Mott Haven. Simon Kaufman filed the plans.
The permit issued was a new building permit. The developer received initial foundation permits in December.
The plans, pre-filed on March 28, 2019, call for the construction of a 145-foot tall, 14-story mixed-use building.
The project is described in the filings as: multi-story mixed-use building.
According to the plans, the ground floor of the building will have retail space, recreation space, and a residential lobby. Floors two through five will each have 12 dwelling units per floor, the sixth and seventh floors will each have 11 dwelling units, floors eight through 10 will each have 12 dwelling units, the 11th floor will have 11 dwelling units, the 12th floor will have 12 dwelling units, and floors 13 and 14 will each have 12 dwelling units per floor. The roof will have recreation space.
Fischer Makooi Architect is listed as the architect.
JCS Realty purchased 296 Grand Concourse, 310 Grand Concourse, and 334 Grand Concourse for a total of $27.7 million from a group of investors in 2018. 334 Grand Concourse went for $7.9 million, according to city records.
