Jay Lau files plans for 52-unit resi building in Jamaica

Jay Lau, on March 17, filed a permit application for construction of a 52-unit, 39,923-square-foot residential building at 95-25 Waltham Street in Jamaica, Queens. 95-31 Waltham Street LLC is the entity which owns the site.

There have been 33 new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 158-foot-tall, 16-story building and were filed with the New York City Department of Buildings under job number Q00682720. The development site spans two tax lots.

The project is described in the filing as: propose new 16-story residential building with 52 dwelling units. Obtain new certificate of occupancy.

According to the plans, the ground floor of the building will have a residential lobby and parking for 15 cars. The second floor will have three dwelling units and indoor and outdoor recreation space. Floors three through nine will each have four dwelling units per floor, and floors 10 through 16 will each have three dwelling units per floor. The 16th floor will also have recreation space.

The architect listed is Angelo Ng + Anthony Ng Architects S.

The property was acquired for $1.6 million on February 26, 2021.
