Jack Fang files plans for 47-unit mixed-use building in LIC
Jack Fang, on September 10, filed a permit application for construction of a 47-unit, 39,427-square-foot mixed-use building at 29-05 38th Avenue in Long Island City, Queens.
There have been 16 new building plans filed in LIC so far this year.
The plan call for the construction of a 75-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number Q00577373.
On another LIC parcel that’s about four blocks away, the city issued Fang a temporary certificate of occupancy for a 17-unit, 19,500-square-foot mixed-use building at 38-35 Crescent Street in Long Island City, Queens.
The new project is described in the filing as: new seven-story mixed-use building. Obtain a new certificate of occupancy.

The ground floor will have a residential lobby and commercial stores. The second floor will have six dwelling units, recreation space, and an office. Floors three through six will each have nine dwelling units per floor, while the the seventh floor will have five dwelling units. The roof will have a terrace and the cellar will have parking for 24 vehicles.

The estimated job cost is $6,307,400.
The property was acquired for $9.2 million on October 15, 2020. The average sale price per square foot was $287.
