Investor Anna Airapetian sells East Village building for $7.2M, bought for $8.5M
The entity 2 Floors 15 Rooms LLC paid $7.2 million to Anna L. Airapetian through the entity 215 E 12 LLC for five-unit rental (C2) at 215 East 12th Street in East Village, Manhattan.
The deal closed on September 23, 2021 and was recorded on November 3, 2021.
The property has 5,024 square feet of built space and 5,291 square feet of additional air rights for a total buildable of 10,324 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,438 and the price per buildable square foot is $700 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on May 29, 2018, for $8.5 million.
The signatory for Anna L. Airapetian was Anna L. Airapetian.
The seller is the daughter of Levon Airapetian an Armenian journalist/oil tycoon. Anna has purchased buildings in Manhattan and Brooklyn.
Within a 400-foot radius of 215 East 12th Street, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, five were loans above $5 million totaling $37.6 million. The most recent of the five was FBE Limited which borrowed $5.8 million from Signature Bank secured by the 8,975-square-foot, nine-unit rental (C7) on 201 2nd Avenue on August 24, 2021.
