Aetna Realty pays $3M to Hashem Dardashtian for commercial condo in Hell’s Kitchen

Aetna Realty through the entity Aetna Realty Financial Corp. paid $3 million to Hashem Dardashtian through the entity 805 Ninth Avenue Realty Group, LLC for office condominium (CC) at 805 Ninth Avenue in Hell’s Kitchen, Manhattan.
The deal closed on October 6, 2021 and was recorded on November 3, 2021.

The signatory for Hashem Dardashtian was Hashem Dardashtian. The signatory for Aetna Realty was Benjamin Braka.

Within a 400-foot radius of 805 9th Avenue, PincusCo identified six commercial real estate items of interests occurred over the past 24 months.
Of those six items, two were sales above $5 million totaling $14.9 million. The most recent of the two was Migdal Group which bought the 8,364-square-foot, 11-unit rental (D6) on 809 9th Avenue for $5.9 million from Samuel Erlich on June 2, 2021.
Of those six items, four were loans above $5 million totaling $42.6 million. The most recent of the four was RWN Real Estate Partners which borrowed $18.8 million from JPMorgan Chase secured by the 9,377-square-foot, 19-unit rental (C7) on 794 9th Avenue on March 5, 2021.
