Integration Charter pays $14.1M for mixed-use building in Staten Island

Integration Charter Schools through the entity The ICS Foundation, Inc. paid $14.1 million to Edberg family and Goldshore family for mixed-use building (K2) at 2245 Richmond Avenue in Heartland Village, Staten Island.
The deal closed on September 23, 2021 and was recorded on October 18, 2021.
The property has 28,500 square feet of built space and 1,821 square feet of additional air rights for a total buildable of 30,350 square feet according to PincusCo analysis of city data. The sale price per built square foot is $494 and the price per buildable square foot is $464 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Edberg family and Goldshore family was Michael Edberg, Eva Kohn Pollack, Robert Friedman, and Steven Goldshore.

The school, also known as ICS Foundation, is a charter school company founded by Kenneth Byalin and based in Staten Island.
