Denali pays $12M to Rettner Management for rental in Norwood

Denali Management through the entity 45 E Mosholu LLC paid $12 million to Rettner Management through the entity Park Lane Mosholu, LLC for 72-unit rental (D1) at 45 East Mosholu Parkway North in Norwood, Bronx.
The deal closed on October 6, 2021 and was recorded on October 18, 2021.
The property has 70,650 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $169 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Rettner Management was Ronald Rettner. The signatory for Denali Management was Jonathan Wiener.

The former owners according to the Department of Housing Preservation and Development included Ronald Rettner, head officer and Arnaldo Rojas, officer. The business entity was Park Lane Mosholu Llc.

Within a 400-foot radius of 45 E Mosholu Parkway N, Pincusco identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, one was for major renovation including a certificate of occupancy change. It was a permit issued on November 15, 2019 for the $258,200 renovation of a R-2 building with 35 residential units at 75 East Mosholu Parkway North.
One of those two items was a loan which Yisroel Dovid Ginsberg borrowed $5.2 million from New York Community Bank secured by the 34,620-square-foot, 48-unit rental (C1) on 3310 Kossuth Avenue on February 24, 2020.
