Hysen Mehmetaj pays $11.2M for 84-unit rental in Riverdale
Hysen Mehmetaj through the entity 3535 Rochambeau LLC paid $11.2 million to The Estate of Richard Laubsch through the entity Al-Ed Management Corp. for the 84-unit rental (D7) at 3535 Rochambeau Avenue in Riverdale, Bronx.
The deal closed on June 18, 2021 and was recorded on July 1, 2021.
The property has 85,094 square feet of built space and 0 square feet of additional air rights for a total buildable of 60,200 square feet according to PincusCo analysis of city data. The sale price per built square foot is $131 per the PincusCo analysis.
The owner bought the property on 25-Oct-07, for $9.1 million.
The signatory for the seller was Robert Laubsch. The signatory for Hysen Mehmetaj was Hysen Mehmetaj.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
The former owners according to the Department of Housing Preservation and Development includes Rich Laubsch, head officer and Richard Laubsch, shareholder. The business entity is Al-Ed Management Corp.
