Health Science Center pays $20.2M to ESP Group for industrial in Flatbush

Health Science Center at Brooklyn Foundation through the entity The Health Science Center At Brooklyn Foundation, paid $20.2 million to ESP Group LLC for industrial (G1) at 354 Clarkson Avenue in Flatbush, Brooklyn.
The deal closed on June 16, 2021 and was recorded on June 30, 2021.
The property has 2,077 square feet of built space and 86,020 square feet of additional air rights for a total buildable of 88,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $9,725 and the price per buildable square foot is $229 per the PincusCo analysis.
The signatory for ESP Group was Allen C. Frankel. The signatory for Health Science Center at Brooklyn Foundation was Wayne J. Riley .
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
Within a 400-foot radius of 354 Clarkson Avenue, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, two were loans above $5 million totaling $19.4 million. The most recent of the two was WGL Group which borrowed $12.4 million from Popular Bank secured by the 2,184-square-foot development site (V0) on 325 Lenox Road and one other property on January 12, 2021.
