Hudson Companies, on November 12, filed a permit application for construction of a 178-unit, 183,182-square-foot mixed-use building at 975 Nostrand Avenue in Crown Heights, Brooklyn. Sally Gilliland, a principal and COO with Hudson, filed the plans. The building will have two towers containing residential units with a shared base, per the plans.
There have been 15 new building plans filed in the neighborhood over the previous 12 months. These plans call for the construction of the most dwelling units in the neighborhood during that period. Jack Gold recently filed a permit application for construction of a 57-unit, 134,391-square-foot mixed-use building at 1730 Bedford Avenue in Crown Heights.
Hudson Companies acquired the site from Stratford Land Development Company and Midwood Investment & Development for $41.5 million on August 25 of this year. The sale price per buildable square foot is $195 per a PincusCo analysis.
The plans call for the construction of a 54-foot-tall, five-story building and were filed with the New York City Department of Buildings under job number B00622668. The development site spans one tax lot.
Below are zoning diagrams for the plans.

The project is described in the filing as: new construction of residential building with commercial and community facility spaces as shown per plan.
Per the plans, the ground floor of the building will have a children’s room, game room, fitness center, lounge, reading room, multiple retail spaces, parking, a terrace, office space, and community space. The residential units will occupy the two towers.
