HSN Realty Corp. seeks rezoning for 150-unit mixed-use building in Crown Heights
HSN Realty Corp. through 962 Pacific St. LLC, submitted rezoning plans to facilitate the development of a 214,602-square-foot mixed-use building with 150 residential dwelling units at 962 Pacific Street in Crown Heights, Brooklyn.
The applicant seeks a rezoning from M1-2/R5D and M1-2/R5B to M1-2/R6A, and zoning text amendment to ZR Appendix F to facilitate the development of a new nine-story, 214,602-square-foot, mixed-use building, including 177,492-square-feet of residential space and 25,210-square-feet of community space and 11,900-square-feet of retail space. Between 38 and 45 of the 150 residential units would be affordable.

The developer seeks a zoning map amendment, zoning text amendment, and zoning special permit that would affect Block 1133, part of Lot 13. The area is bound by Pacific Street to the north, Classon Avenue to the east, Dean Street to the south, and Grand Avenue to the west. The area of the development site to be rezoned is 33,415-square-feet.


In total, the developer seeks a zoning map amendment to rezone Block 1133, Lots 13 from an M1-1 zoning district to an MX
district (M1-4/R7A) zoning district, a zoning text amendment to ZR Appendix F: Inclusionary Housing Designation Areas and
Mandatory Inclusionary Housing Areas for Community District 8, Brooklyn, to establish the affected
area as an MIH Area, and a zoning special permit to ZR Article 7, Chapter 4, Section 533 (Reduction of parking spaces to facilitate affordable housing).
