Highpoint Property files plans to add three units to existing three-unit building in Chelsea

Highpoint Property Group, on August 8, filed plans for a project to add three dwelling units to an existing three-unit building at 224 West 20th Street in Chelsea, Manhattan. Eli Liedman, managing director and principal at Highpoint Property Group, filed the plans. The project will add 5,622-square-feet of space to the existing building, bringing the total size to 11,217-square-feet.

The plans call for the increase in size of the building from a 42-foot tall, four-story building with three dwelling units to a 60-foot tall, six-story building with six dwelling units. This was filed with the New York City Department of Buildings under job number M00766841.

The project is described in the filing as: filed to renovate and enlarge existing prior-to-1968 building code class 3-nfp old law tenement. Alterations filed for review under the 2014 building code to upgrade to non-combustible construction class i-b.

Per the plans, the ground floor of the building will be converted from store space to one dwelling unit. Floors two through six will each have one dwelling unit per floor. The roof will have recreation space. The cellar will have a fitness room.

The architect listed is William Lenart, Architect PLLC.

The property was acquired for $4.4 million on April 8, 2022.
