Hackman Capital pays $5.3M for commercial in Long Island City
Hackman Capital Partners through the entity SC-Starr Ave, LLC paid $5.3 million to Joseph Lazo through the entity 52-29 35th Street Skyline Realty Corp. for office building (O2) at 52-29 35th Street in Long Island City, Queens, office building (O9) at 32-05 Greenpoint Avenue in Long Island City, Queens, and a mixed-use building (K2) at 32-11 Greenpoint Avenue in Long Island City, Queens.
The deal closed on May 10, 2021 and was recorded on May 21, 2021.
The seven properties have 11,025 square feet of built space and 8,961 square feet of additional air rights for a total buildable of 19,992 square feet according to PincusCo analysis of city data. The sale price per built square foot is $485 and the price per buildable square foot is $267 per the PincusCo analysis.
