Greenland USA files plans for a 584K sf residential building in Prospect Heights

Greenland USA, on May 5, filed a permit application for construction of a 682-unit, 584,686-square-foot residential building at 698 Atlantic Avenue in Prospect Heights.

The plans call for the construction of a 397-foot tall, 41-story, residential building.

The project is described in the filings as: erect 41-story new building with cellar.

Building plans show there will be four retail spaces, two in the cellar and two on the first floor. The second floor will have a fitness amenity as well as a superintendent office. The third floor will be used primarily for storage, while floors four through 16 will have 26 apartments each. The 17th floor will be used for amenity space and two terraces. Floors 18 through 27 will have 18 apartments each, floors 28 through 39 will have 13 apartments, and the 40th floor will have eight apartments.

The average unit size will be 850-square-feet.

The property was acquired for $547.5 million on June 30, 2014.

Dattner Architects is listed as the architect on the application.
