Greenbrook Partners pays $6M to Debra Warshaw for property in Windsor Terrace

Gregory Fournier’s Greenbrook Partners through the entity 38 PPSW, LLC paid Debra Warshaw’s Plumed Realty Corp. $5.9 million for 38 Prospect Park Sw in Windsor Terrace. The deal closed on February 7, 2020, and was recorded on February 12, 2020. The transaction consists of 1 parcel, including the tax class multifamily, over six families without stores (C1) and containing 20 residential units. The property is 15,200 square feet. The parcel(s) have total development potential of 15,200 square feet.
The sale price per unit is $295,000.
This is Greenbrook’s fourth purchase in the area recorded since November. The other three totaling $36 million were in Park Slope.

Plumed Realty has owned the building since 1963.
