Wolkoff’s 5Pointz receives TCO for 1,122-unit towers, six and a half years after plans filed

David Wolkoff’s G&M Realty, on February 22, was issued a temporary certificate of occupancy for construction of a two-tower, 1,122-unit, 1,016,851-square-foot mixed-use building, known as 5Pointz, at 22-44 Jackson Avenue in Long Island City, Queens. The TCO comes after  several lawsuits challenged the development.

The plans, pre-filed on July 22, 2014, call for the construction of a 498-foot tall, 48-story mixed-use building. The time from pre-file to TCO was six years and seven months.

The project is described in the filings as: erect new mixed-use residential building.

The two-tower development has several amenities, per the plans, including a basketball court, fitness room, swimming pool, party room, pool room, golf simulator, and lounges. The building is comprised of 977,086-square-feet of residential space and just under 40,000-square-feet of commercial space in the form of retail and several artists’ studios. The residential units begin on the second floor and are split between the north and south towers.

The full redevelopment cost upwards of $4 billion according to several reports.

Some fought the development ever since it was originally planned. In 1993 Wolkoff allowed a group of graffiti artists to create a series of murals on the structures that previously occupied the site. However, in 2013 the developer ultimately decided to redevelop the site and whitewash the painted murals.

At least 21 graffiti artists filed a lawsuit seeking damages from their artwork being whitewashed, according to reports. In 2018, a federal judge awarded 21 5Pointz artists $6.7 million, ruling that Wolkoff wrongfully painted over their work without warning. The ruling was upheld in 2020.

The new towers were designed by HTO Architects.
